Apply for this job Basic information Job role Management Career level Management (6-10 years) Keywords Finishing Manager - Real Estate - Development Description Lead and manage day-to-day finishing operations across high-end residential villas, apartment complexes, commercial spaces, and clubhouse/amenity zones. Inspect work in progress to ensure strict adherence to approved architectural shop drawings, technical specifications, and method statements. Oversee all stages of finishing trades: masonry, plastering, waterproofing, tiling/marble, painting, suspended ceilings, woodwork, glass/aluminum, facade cladding (GRC, stone, curtain wall), and MEP integration. Coordinate closely with MEP site engineers to ensure smooth MEP box-outs, first/second-fix alignment, and testing before closing out finishing elements. Enforce rigorous quality assurance protocols to prevent rework, material wastage, and post-delivery complaints. Conduct joint site walk-throughs with the Consultant and Quality Audit teams to issue, monitor, and clear site instruction (SI) notes, non-conformance reports (NCRs), and punch lists. Lead the final snagging and de-snagging process to prepare units for formal handover to the Customer Relationship / Handover Team and final clients with zero defects. Direct, monitor, and evaluate the performance of main contractors and sub-contractors, enforcing progress against baseline schedules. Review monthly work progress invoices, variation orders, and material submittals alongside the Cost Control and Technical Office departments. Resolve technical site conflicts, design discrepancies, and site access constraints promptly to maintain workflow continuity. Review shop drawings, mock-ups, and material samples (marbles, paints, fixtures, wood types) prior to mass procurement and installation. Ensure all delivered finishing materials comply with approved mock-ups, consultant approvals, and local/international standard specifications. Participate in value engineering exercises for finishing materials to optimize project margins without compromising quality. Ensure strict adherence to site HSE standards and housekeeping across all finishing work zones. Champion safe material storage, waste disposal, and scaffold erection/dismantling practices across site trades. Requirements Bachelor’s degree in Architectural Engineering, Civil Engineering, Applied Arts, or a related field from a reputable university. 6 to 12+ years of site-based engineering experience, in a managerial/lead role focused on high-end finishing works within major Egyptian Real Estate Developers, PM Consultancies, or Tier-1 Contracting Companies. Proven track record of managing finishing works for high-end compound developments (villas, townhouses, luxury apartments) and commercial/retail assets. Deep knowledge of finishing techniques, material properties, mock-up approvals, snagging processes, and construction sequencing. Hands-on experience with AutoCAD, MS Project/Primavera P6 (progress tracking), and MS Office suite. Fluency in both Arabic and English (written and spoken). Meticulous eye for detail, strong contractor management skills, decisive problem-solving, and leadership under tight deadline pressures.
